Rava-Backed EZA Hill Buying Singapore Sheds from CapitaLand Ascendas REIT for $256M
Singapore industrial assets continue to be a top draw for investors with a local platform backed by HIllhouse Investment’s Rava Partners agreeing to buy four facilities in the city-state from CapitaLand Ascendas REIT for S$329 million ($256.4 million).
The Singapore-listed trust announced the sale of the light industrial portfolio to the stock exchange early Monday, with sources familiar with the transaction identifying Rava portfolio company EZA Hill Property Management as the buyer, confirming earlier reporting by the Business Times.

Hillhouse’s EZA Hill buys US$148 million Jakarta logistics portfolio from ESR fund
This is the real estate investment platform’s maiden acquisition in Indonesia. EZA Hill Property Management has acquired a portfolio of three logistics properties in Indonesia worth US$148 million from LILV Portfolio, a fund managed by ESR Group.
EZA Hill is a real estate investment platform backed by alternative investment manager Hillhouse Investment through its real assets division, Rava Partners. The deal represents EZA Hill’s maiden acquisition in Indonesia, and marks an important milestone beyond Singapore and into South-east Asia, said the company on Wednesday (Nov 27).

China’s JD Revealed as Partner in Hillhouse $255M Singapore Industrial Buy
China’s JD Property has teamed up with a start-up real estate investment firm backed by Hillhouse Capital with the partners having set up an operating platform in Singapore after acquiring five logistic properties in the city-state, according to an announcement by the two companies and sources who spoke with Mingtiandi. The unit of online commerce giant JD.com is working with EZA Hill, a Southeast Asia-focused industrial developer and fund manager led by former PGIM and Viva Industrial Trust executive Frank Ng, according to a joint statement by the partners. EZA Hill was co-founded by Ng and is backed by Hillhouse according to multiple sources, with the private equity firm led by mainland fund manager Zhang Lei having closed on $2 billion for its first real estate fund in August of last year.
